Above buildable FAR?

No, it’s not an issue, you just cant add any additional space. The suffix “B” means the area was downzoned to prevent out of scale development. The property has more value because it has extra space that couldn’t be built today.

I’m considering buying a 4 fam brownstone zoned c3 with an up to date COO (it was gut reno’ed in 2008). However, I noticed on property shark that the property is significantly above the buildable FAR. Is this an issue for me down the line? Thanks in advance for you advice!

The larger size should be grandfathered oin as the house predates the zoning resolution. FWIW ALL the houses in Leffert Manor, where I live, are built way over present FAR. It isn’t a problem

Are you sure that it is a C3 zone? C3 is a waterfront recreational commercial zone. Where are you located?
