1 Family, 4 Story Brownstone Conversion. Sprinkler Requirements?
if it is four floors (no including the cellar but including the basement) then you need sprinklers. the only exception is if you re not renovating more than 50% of the building (DOB will rule on the percentage) in which case you can get away from having the sprinklers.

What are the sprinkler requirements for a 4 story brownstone that currently does not have a C of O. The plan is to do a gut renovation and create a 1 family.

Depends on how many stories it is above grade, how wide your street is, how angry your examiner is that day, etc…

a single-family should not require sprinklers, but that didn’t stop the DOB from flagging us as needing sprinklers for 4 reviews in 4 months. It took a special exception signed by the DOB commissioner to waive the requirement. Just saying- the code can say one thing and your examiner can say another.

It depends on what the current legal use is. Just because there is not currently a C of O does not mean that it is not already a legal one family house. If it is a one family house currently, then just do all your work as minor alteration with no change of use. Many architects that are not really familiar with “old code” alterations will insist that you need a new C of O even if you are not changing the use; why? because they make more money. If you are changing, say an SRO to a new one family use, then yes, you may well need a sprinkler under the “New Code”.

As Carmen said, depends on the elevations and how wide the street is . I was in the process of converting a 2 to a 1 and it held me up for an entire year (Well the sprinkler and Bulkhead) . I was finally able to do without the sprinkler system.
