We have had a persistent problem with dampness in our cellar. Whenever it rains, both our back (garden) cellar wall and our front cellar wall become damp to point of forming puddles on the floor. I believe the problem in the back (garden) cellar wall is due to the garden the back being graded slightly toward the house. This could probably by fixed a french drain. However, my front cellar wall is not up against a garden or any open soil, its fully concrete and brownstone. Anyone else have this problem? Any recommendations for good/knowledgeable cellar waterproofers? Thanks!

Have you tried installing a dehumidifier? Not sure if it’s the solution since the puddles occur after it rains, but just a thought.

Thanks, kachuri99\. Yes, we thought about a dehumidifier and that is likely to be part of the long term solution but given the puddles, I think some work has to be done on the wall itself. That was my thinking behind the french drain. But again, only a laymen at this stuff.

Work on the wall will only partially solve the problem if at all. I had my back wall repointed from the interior and exterior (involving lots of digging) and it helped but the water just found the path of least resistance and pooled there. Ultimately I had the backyard regraded and a concrete pad poured pitched away from the house. I suppose that a well installed french drain would work as well, but I’d imagine water would still seep under and around it if the pitch it towards the house.

First step is to regrade the cement (or whatever you have near the house) front and rear so water runs off away from the house. If that doesn’t solve the problem, engineers typically recommend repointing the cellar walls and/or a French drain. However, in our case, we discovered the culprit was a broken drainpipe. It was pretty obvious what was causing the huge puddle whenever it rained because the water appeared to be flowing from a point in one of the rear corners of the cellar wall, rather than seeping in everywhere. The way to test for all these faults is to use a hose to flood the areas and see if you can reproduce the puddle. If you’re testing for a broken drainpipe, put the hose into the gutter on the roof. (Run it up the side of the house from the cellar, not inside the house.) You also might check around for obvious holes and cracks and such on the rear and front walls.

Thanks everyone for all the suggestions! I will be testing the drain piper theory soon and plan to install some new concrete padding in the backyard to essentially regrade the area.

A French drain & a new roof gutter solved the same kind of problem that I had. Grade had already been pitched away from the house.

In my place we dug out the back wall about 8ft down on the exterior, reinforced the cellar wall with a concrete wall, and waterproofed the new wall with Bitumen on the outside. Instead of a french drain we used a hard plastic membrane with nipples, which creates a 1/2″ breathing space between the wall and the soil. That took care of the problem 100%.

After discovering the weak condition of the cellar wall, my contractor insisted that concrete and bitumen would be the only way to make it safe and dry. I also had the old hatch converted to a light shaft, which had to be concrete anyway. I proposed to add the membrane, he was familiar with the material. That was kind of the procedure how we collaborated on the whole house. Looking back on the last 15 months I can say we were a great team 🙂
