Sprinkler System and Two family Dwelling

Hi – We are looking to do the same – move the top floor rental in a 3 story/2 family townhouse to the garden floor.  In the end, was a sprinkler required for your job?  We are getting mixed answers from the various architects that we are talking with.  Thanks.

While the OP didn’t say anything about reonvations on the building, I thought that if you are changing the use in any way — say going from a 3/4 family to a 2 family — then the DOB will require spinklers. Maybe some of the architects can chime in here?

If you are changing the CO you will likely have to add sprinkler unless you can prove the home used to be a 2 family at some point in its history. If the property is on a wide street then you meet a Fire Department exception which gives you better position with DoB on seeking a waiver to the requirement.  You may also try to only sprinkler the tenant unit, which might be accomplished by pulling heads off the domestic and save you sme money.  Best – www.agenciegroup.com

Its not a change of use/occupancy , then you’re filing an Alt 2? If so you should be ok w/o spk, but I’ll defer to your architect.  Best luck.
