file with DoB for private roof hatch?

If it is a new penetration, you will have to file with both departments as stated above. Usually any type of new construction, especially in a landmark building, will require an aspestos report, which will be incorporated into the entire filing package at the DOB….

An owner in my co-op wants to install a private roof-hatch to access the roof (exercising her private roof rights) for the purpose of maintaining it for repairs, etc. Since it is not intended as a means of typical egress, would she need to file anything with the Dept of Buildings? Or with the Landmark Preservation Board? (we’re designated as a landmark building). Who could I check with? It seems like a straight-forward simple project, since there will be no construction in her unit, or on the roof. (other than attaching and sealing the Bilco hatch)

Right, normally boards hire their own architect for their own opinion, and have that cost reimbursed from the shareholder who is proposing such work, whether such work is ultimately approved by the co-op board or not.      And normally it would seem unwise If the board does not hire its own architect if there were a true change in egress.  (I.E. a new bulkhead being constructed, or making a new “hole” in the roof where there is none currently).  I am not sure what is meant by “typical” egress, i am not an architect but i thought egress was egress.  If I were on the board actually allowing such new openings where one did not previously exist, i would want the letter from the board’s architect specifying it is ok and compliant and it doesn’t need filing.  And the unit owner should not have a problem with the board requiring that, after all it represents all shareholders.     However, if the opening already exists, and it is just placing a mechanical hatch in place of an existing board, then i couldn’t fathom it being an egress or landmark issue requiring any filing.  More of a “repair / upgrading hatch” type work.   (And that is how i would treat it if i were a board member)

Is there an existing roof hatch? If not, you are penetrating the structural/fire rated element of the roof deck and it will need to be filed with the DOB. As the Building is Landmarked, it will need to be filed with the LPC regardless if DOB filing is required.
