Wood Roof Deck questions
I have found the code that limits wood roof decks to 20 percent of the surface, but I’ve heard that for multiple-dwelling COOs, NO wood/combustibles are allowed. Does anyone know if this is true? And, if so, if there are legal/permissible ways to in fact have a wood deck on an eight-unit coop in Brooklyn? THANKS

You need an architect to comply with code…otherwise you have an illegal deck and your insurance will cover = ZERO.

The whole deck will need to be built on a fire proof girder system (normally iron “I” beams) to hold it off the roof. This is so that in the event of a fire, the roof, deck and deck furniture etc does not collapse down onto fire fighters fighting the fire below. The maintenance of a roof deck can be quite expensive and check how much the insurance will be before you dream too much about a roof deck that due to burning sun, public views and high winds most people do not actually use that much. After all this consult an architect, because it will need to be filed.

I don’t believe that is true. You can have a deck of combustible material on a multiple dwelling roof, provided it covers no more than 20% of the surface at that level.
