As red robin says, the owner will need to deal with repairing the ceiling and you are responsible for the contents. Work through your insurance company and ignore the pack of contractors and adjusters that swarm the scene after (or during) the fire. Your insurance company may have contracts with local companies to clean and repair damage to your things but only they will tell you who is on their list. Don’t believe a word the contractors at your door are telling you.

I just had a fire in my apartment in Brooklyn. I need to find a reputable and reliable company that can come in and assess the situation. There is a large hole in the ceiling, lots of ash, soot, etc…The owner of the apartment has already contacted the insurance company but I think I need a professional to assess the situation before I attempt to start the clean up myself. As far as the ceiling repair goes I will be posting another question but if your reading this and have advice for both issues any help will be much appreciated.

If you are the tenant, it is the owner’s responsibility to take care of the ceiling and cleanup, because it’s considered “the building” rather than the contents. Tenants are responsible for their personal property/contents. Hopefully you have renter’s insurance. If you do and you have personal items that were damaged, whether from smoke, fire, or water, then call your insurance company. If you need to move out temporarily, your renter’s insurance should also pay for you to stay in a hotel. If you don’t have renter’s insurance, then I’m afraid you are out of luck when it comes to your personal property and if you have to move out and find temporary shelter (the Red Cross can help you if you need a place to stay and don’t have renter’s insurance). I know this stuff, because we had a fire in the building we own and have had to deal with all this both for ourselves and our tenants (we live in the building we own and the fire was in our unit). Needless to say, keep a paper trail on all correspondence related to your situation and keep a diary of everything that has and will transpire.
