RE Websites -- recent sales without paying a premium to join website

according to an article in the real deal both streeteasy and property shark both pull from rebny broker data and acris. from what i understand the broker data is until the acris data becomes available. what i don’t know if streeteasy extrapolates the purchase price from fees if there is no purchase price on acris. having said that the best way to prepare your own comps is to look them up on streeteasy for free (with a free account) and double check the deed recording on acris. imo no need to pay professional fees on propertyshark when the work you do will have no bearing in the real world on the actual appraisal prepared by the unemployed neophyte that might tomorrow be selling used cars, copiers or cell phones. (that’s harsh but has unfortunately been my experience,,, i wish it hadn’t)

We are doing a refi and consolidating some debt and, of course, need a new appraisal. I always like to have my own list of “comps” in advance of an appraisal. It used to be you could generate on Zillow a list of “recent sales” in the vicinity of your house without having to pay to subscribe to the site. Now that option seems to be missing. Any advice on either: 1\. Where to find the, um, missing link on zillow to generate a list of recent sales; or 2\. Which RE website (trulia, etc) still lets you do this?

Streeteasy does not get the states from the Public record and misses a whole lot of the sales. The best Place is Propertyshark, but yes I think you have to have the right subscription to get that information. Ask a local Broker to pull the info for you, this is one of those reasons that it is good to have a relationship with a good Broker for.

Thanks. For some reason, Zillow had a link today. Also, Trulia has a “recent sales” search function, though the listings were a bit wonky and incomplete. The two sites had almost no overlap. But between them I have what I need.
