North Stuy Heights / Bushwick Border - Experiences
You should consider looking at Ridgewood – it’s on the border of Brooklyn and Queens right next to Bushwick. Very safe, affordable, and new restaurants/cafes popping up all the time. Also good for transit – on both the L and M lines (we love having two options) and lots of buses – B38, B52, etc. Definitely take a look. I think it will be one of the next big neighborhoods and a good investment.

Hello, The area near the JMZ, towards the north part of Bed Stuy, is fantastically convenient to Manhattan and Williamsburg, has some decent housing stock, and is blocks from some of the most quickly/intensely gentrified parts of Brooklyn (read: Stuy Heights towards the south, Morgan,Union Ave, etc. sections of gentrified Williamsburg 15m walk north). On the other hand the entire Broadway retail strip around the Myrtle-Broadway JMZ seems not mixed, but fairly low-income. And some of the the biggest projects in BK (Marcy, Tompkins, Roosevelt, Bushwick) clustered within blocks of one another. Just around there. It doesn’t ‘feel’ dangerous, but it’s hard to visualize a more mixed (and by mixed I mean mixed income, rather than merely lower income) retail environment on Broadway and around. It just seems like a place where there isn’t a lot of wealth for people to spend on the retail of the type you’re seeing popping up in the southern part of Stuy Heights, Crown Heights on Franklin ave, and so forth. It’s hard to get a sense from blogs and forums and some of the stuff is hysterical. For example, the city-data forum has a number of questions about the area, with the same few people arguing that they’ll get targeted and killed on sight as gentrifiers. Now did I just miss the obvious in my walks there? Do people feel it’s a smart investment? How about quality of life, relative safety and change (as in safety and retail) in the neighborhood? Would you live there? Thanks.

We lived on Bway btn Kosciuszko and Myrtle J stops from 2001-2006\. Even back then we never had any issues regarding safety, but the there were a lot of artists and musicians moving into the area and it we found the area to be too noisy. In 2006 we moved to Bed Stuy East (a block or so away from Saratoga Park) and it completely changed our quality of life in the best possible way. We would never move back to Bushwick on Bway by choice but if we had to, we would be sure to be on a side street. If possible, check out the neighborhood in the summer time at night to gauge the quality of life.

I don’t live there but here’s my 2 cents. It’s a decent enough neighborhood and would be a great investment. Personally, I never buy RIGHT NEAR a project because I’m mindful of resale value. Although it may not be a problem for you, it can be a tough sell when you decide to do so.

Yes, it’s a mixed income area. Already newcomers, new businesses catering to them, and increased rents and sale prices. FWIW, in case you are unaware, there is low-income housing in the Stuy Heights area also. For example, there are NYCHA apartments at the Utica A/C stop on Fulton.

Like Bedstuy06 said, you really need to spend time in the area and decide it’s for you. We moved to the eastern side of Bed Stuy to get as far away as possible from Williamsburg while still living in Bedford Stuyvesant (we love Bed Stuy, but find Williamsburg awful). During our house search, we could see Williamsburg leeching into portions of BedStuy and we tried to stay away from those areas. We live about a block away from Saratoga Park and we love it. I know the majority of my neighbors and we look out for each other. People say hello to one another and there is a sense of community. Many people still turn up their noses at anything east of Malcolm X Blvd, and that is just fine by me. Such folks should just stay away.

Although it may not be a problem for you, it can be a tough sell when you decide to do so.” I have the same sense, too. The question is, how close is too close for the market to start to care? For example, in one I am looking at, it is right near the JMZ but half a block from the projects. The projects ‘loom over’ since the buildings are so tall but aren’t adjacent to the house. I ask that because it seems like Bed Stuy around the G stop is really taking off property-value-wise, and yet there the same ‘looming projects’ feel in many parts. Thanks

It’s all a bit relative, and depends upon your personal risk tolerance. By the time most people are comfortable with a location, the price would have left them behind. There are projects behind Lincoln Center and Juilliard.

I think being close to the G train would give me more pause than being a block or two from the projects. I think having to depend on the G would get old very very fast.
