Need help with rental pricing
$2,500 sounds way too high. Our floor-through one-bed garden apartment (with patio access, not full backyard) in prime Prospect Heights with W/D and separate kitchen with DW goes for $2,150\. This is below market I know. But for a studio in Clinton Hill, I’d say $2,000 would be right. Oh, and do use a broker. We used to do Craigs List but it’s such a mess.

Hello Brownstoners, I am renovating a garden level studio in Clinton Hill and need suggestions for rental income expectations. Basically 2 rooms front is living room back is a large kitchen, same size as the living room. Newly remodeled kitchen, completely upgraded. Hardwood floors and exclusive garden access. Bathroom with stall shower. Total sq. footage 450\. Have not had good results from realtors. Thank you

I am the owner of the same set up in Carroll Gardens that we rent out. We call it a two room studio. Front room is LR/BR with closet; a hallway with storage separates the front room from the back; the back room is a large eat-in-kitchen. There is a fall bathroom with a tub/shower. Access to the garden (not exclusive) and also shared hallway storage. Not sure of the sq. footage, but the building footprint is 20×45\. We have always used a broker for the rental and to screen tenants. The broker knows the market and how to price. It has never spent more than 1 month on the market. We currently charge $2000 to a couple. Not sure why you havent had good results from realtors. They work for their (ridiculous) commission.

don’t understand why you did not have luck with brokers. Rapid realty deals mostly with rentals and they had a bidding war on my apartment which rented in 1 weekend. as for the rent to charge…..go to rentometer.com to get some idea

I have a few rental buildings in Clinton Hill. As for what it is worth, depends greatly on the location, how far is it to walk to the A/C or G Clinton & Washington Stops as well as finishes etc. I must say with all the new development in the area the market is getting a bit soft. Call Kathryn Lilly @ Realty on the Greene, LLC she knows the market well and never over bids, just to get a listing. I manage a rental building in Fort Greene and handle a lot of rentals throughout the area. Location in Clinton Hill dictates a lot with price. Closer to C train stops vs G train stops, closer to Classon vs Clinton Ave, which side of Myrtle?….Finishes also have to factor in. Dishwasher or laundry in the building….Pets allowed? These all factor into price. A nice garden floorthru with private garden sounds great. I rented a similar apartment on Cambridge and Gates for $2200 a couple of years back. Laundry in the apartment was private and garden was shared. I would say market rate would be around $2500-2750 (give or take) If you have pics or want a more detailed analysis then you can email me.
