Looking for options other than Craigslist
I know it’s been listed before but I can’t seem to find the information. I will be renting out an apartment in the near future. I like finding my own tenants. In the past I’ve always used Craigslist to advertise it. Craiglist has been problematic lately. It’s difficult to stay on the list with so much competition. What other websites have been trendy lately that I should be looking at? Many Thanks!

i’ve had good experiences with the Listings Project by Stephanie Diamond. she keeps out the slimy realtors, but they charge $30 a week to post a listing (free to receive the newsletter though) so a lot of the slimy realtors aren’t interested anyway. Met some really quality people there. the original mantra is that it’s for artists and creative people, but any non-robot human being seeking a tenant/apartment can use it.

You can use a broker and have the tenant pay the fee. The advantage you get are pro photos, descriptions, someone to do showings, and possibly advice. The disadvantage is that you’ll turn off a lot of people, who don’t like to pay broker fees. You can also go halfway and pay half the broker fee, or perhaps ask the broker to go down on her/his fee. As a former tenant, I loathed broker fees and vowed never to use brokers, with whom I’d had bad experiences. But the Craigslist, alTerNaTING CAPS and == !! l00k HERE !! == marketing was such a turnoff… And the lying, oh the lying. I don’t think serious tenants use Craigslist anymore, just cheap ones. Streeteasy is pretty decent. As a tenant I used Streeteasy, because it was more intelligently set up and the listings felt more real.

Streeteasy is popular, but your posting history stays online. So, if you drop the price (ex in Dec), people will expect that same price later (ex in May or June). I use cozy.co – where you can collect/manage rent online, in addition to posting your listings once. They syndicate all over the web (ex realtor.com, etc) In NYC brokers can help because they can get it into MLS system such as REBNY, and, then, the whole world (zillow/streateasy to realtor.com to compass) get the info. Of course, downside is that you are paying them a months’ rent!

Previous tenants have always been through Craigs list too, but the problem is the flagging. I put a nice ad up and for some reason it gets taken down because the competition flags it. Craigs list works but what a PITA!

You have to keep updating Craigslist. If it doesn’t let you, change the text a bit. Listings Project is well worth the money. I get lots of inquiries from them, but for some reason, the tenants I end up going with are always from Craigslist.

Hi Rick, I am in the same situation, I posted a similar post about a month ago as I was not having any luck with advertising with a broker. Most people still said Craigslist, one poster said to try listingsproject.com, but that one is once a week, you need to send your listing by Tuesday morning ($30/week). I posted last night on Craigslist and on Brownstoner ($10/month), I’ll see how that goes. Streeteasy may be another option. I’ve received an email from a broker this morning from my Craigslist ad, not sure yet if it’s legit. Best of luck!
