How much to rent apartment?
Agree with all of the above, but also: Is your goal to get the most possible rent? Or is it to get a reasonable rent from a responsible (and not overly demanding) tenant? Charge what seems reasonable to you and you may end up getting a lot of potential tenants to choose from.

I’m about to list my one bedroom rental on the market in North Crown Heights, and I was wondering how landlords determine the approximate rent. On Zillow the rent is suggested at around $2500, which seems way overpriced, and a cursory review of available apartments seem to price one bedrooms at $2000\. Any advice? Thanks so much!

I would look at streeteasy and for other rental comps and base it off that. If it’s overpriced, it will sit and the longer it sits the less people trust the listing.

Call a couple of good local brokers, you do not need to list it with them if you do not want to, but just hear what they have to say. But I do find in this market you are better off finding an agent that you feel will work to finding you a good tenant rather than just collecting a commission for themselves. Choose someone that has been in business a few years, works full time, and is looking for a long term relationship to serve your real estate needs. There is so much more to screening tenants than just income & credit. But showing the apartment does take a lot of time, scheduling appointments at all times of the day and often at short notice etc.

Both good advice above. Zillow means nothing here. If you are savvy and good at not deluding yourself, look at listings for similar apartments in your area and see what hey charge. If you do not trust yourself, then talk to a few brokers and then list the place.

A lot will depend on the condition of the apartment (eg. recently painted? quality draft-free windows? well-maintained wood floors?) as well as the amenities (washer/dryer? dishwasher? access to cellar storage?). $2,000 sounds closer to the mark. I agree with others who suggest using a broker. Much less hassle.
