Changing a Dr's office to residential

Hello There’s a house I’m looking at which is a legal 2 family with a doctor’s office (S2 classification). Anyone know how difficult it is to amend the certificate of occupancy to a 2 family or a 3 family, without the doctor’s office. Thank you!

Changing to a two family should be relatively easy, but going to a three would most likely trigger sprinkler requirement, and compliance with the Multiple Dwellings Law.

When it comes to any change of use it is an opportunity for the DOB to open up a Pandora’s box. But that said it will be easier to “downsize” to a two family under the “old code”. So find an architect that works on “old code” alterations. And get their opinion before buying. As for a 3 family; unless you want to gut the whole thing and create a virtually new building, do not waste your time, money or sleep trying.
