Hello All,

Thinking of purchase new construction condo unit. Besides having an inspector look are there any questions we should be asking relator/developer. We know zip about construction. One thing that concerns us is terrace is cement. Though it looks fine and has drainage thinking NY weather could wreak havoc with cracks and whatnot. Paranoid or logical?

  1. most terraces are made of reinforced concrete, what would you expect them to be made out of? Pour a bucket of water on the terrace and make sure it is pitched correctly (ie, water goes down the drain) and you shouldn’t have any problems for decades.

    Yes eventually concrete will wear and crack but the terrace is a common element not your responsibility but the condo board’s. At some point in the distant future condo board with have to make needed repairs and will likely do so to all terraces at the same time.

    If it bothers you you can always save 50k and get an apt w no terrace!

    In general, the reputation of the developer is the most important thing in new construction. See what you can find out about him and his past projects.

  2. Which condo are you looking at , I am about to sign a contract for NC , and i have a great puch list doc for the condo .
