Hello – I have been living in my apartment for 9 months now. My girlfriend and I really love the place and would be interested in purchasing the house from him. He currently owns 3 consecutive homes on the block.

1- What would you suggest we approach the situation?
2- We plan on renewing our lease in December. Is this a good time to bring it up?
3- Anything we should avoid?

  1. similar house (layout, sf etc) about 5 houses up the block sold a few months back for 600k.

  2. If he has consecutive three, he might be trying to buy up enough to demolish and build something, but maybe not. Just decide what you think is fair, casually mention that you’d be interested in purchasing at around that price, he’ll either say yes or no.

  3. Ask and be ready and informed about price. Look at comps, etc to understand the market. Like others have said there’s always a price. All my tenants ask for is lower rent … 🙂

  5. Agreed. Just ask casually. My tenants asked if I’d like to sell. I wasn’t at all offended, but since I plan to build something in their space I said no.

  6. every owner has a price that will motivate to sell.
    He might even have another property he wants to sell.

  7. why the hesistation to just flat out ask? he either will sell it or he won’t.. it really has no bearing on your living situation. better to know sooner than later anyway. plus if he knows you are interested in wanting to buy the house he probably will understand youre a good tenant.

    if he owns three houses in a row tho, he aint gonna sell it to you.

  8. Casually ask him if he would ever be interested in selling. Chances are if he ownes 3 buildings on the block he likes the rental income and doesn not really want to sell. And if he isnt looking to sell, it will probably take an offer he cant refuse, i.e. above market price, to get him interested.
