Currently planning the complete renovation of our new house. Wondering about the new building code in regards to minimum bathroom dimension.

Think when you enter the bathroom toilet on the side wall, sink next to shower on the wall bathtub shower combination at the end between the side walls. Hope my description makes sense.

  1. There are a few issues with codes.

    Once there is a mandatory compliance with adaptability then you must have a minimum 5 x 7 feet. otherwise you don’t.

    There are limited design options that are being regulated by LL 58 and 282.8 which are from the ADAAG (American Disabilities Act Accessibilty Guidlines) and some configurations off teh code but most configurations come off teh actual local law

    Yes, LPC rarely cares about interior renovations. BUT if the building is Landmarked, the drawings HAVE TO BE submitted to LPC prior to DOB.

    Yes, it’s there in black and white….exactly what I’ve been saying.
    (1) ALL dwelling units in buildings with elevators shall be adaptable unless usable dwelling units are provided in accordance with section 27-292.9
    (2) At least ONE but not less than 25% of the total dwelling units in buildings with out an elevator, which have dwelling units on the ground floor AND which contain three or more dwelling units shall be adaptable……..on and on and on.

    2-families do not need to be adaptable.
    3-families – YES!

    Do you know what adaptable means, biker?
    You’re not going to see grab bars on the walls in the bathrooms in these residential units, but the blocking is put in place in the walls at the required heights and locations for future use, if need be.
    Toilets are 18″ away from the wall.
    Doors need to be a min. width and swing needs to comply.
    Etc.

    If you’ve been building 3-families and getting them approved without meeting these standards. Please share the architect who’s been signing and sealing the drawings and expediter you’ve been using. As it doesn’t seem I can get DOB approval without ADA Adaptable compliance.

  4. I am still confused. Blkerboynycny, if you renovate a one or two family and put in a parlor floor powder room, does it have to be ADA adaptable or not?

  5. Guys – please read the code. This is the code in NYC as used by DOB. I have 50 2&3 family new houses in NYC approved under this section. Get real and learn the code.

  6. DOB does not care if the building has an elevator or not. Follow the code or do not do something that requries meeting the code. Once you move a wall or a fixture than the bathroom must comply unless the building is exempt. Also, this applies for each and every bathroom. Not just one has to comply. Go figure. 5′-5″ is the approved width even with a shorter tub. The problem is the side entry.
