Is anyone aware or heard of using a prefabricated unit to put on top of a brownstone as a penthouse. This would be part of a larger renovation I am planning. A contractor I spoke with said the penthouse would cost $250,000 (300sf * $600 a sf plus roofing $50,000, plus deck and ‘landscaping’ at $25,000). These numbers really stress my budget, and an architect told of a friend he has in Brooklyn building a prefab penthouse. You prepare the foundation and they hoist the unit with a crane on top of your brownstone. Cost would be something like half what I described above. Any intell on this sort of thing?

  1. It’s an option, but I would be careful.
    The detail where the prefab is resting on might not jive with your home and there can be additional costs for coordination regarding this detail and additional delays if it’s not accurate.
    Also, I was under the impression that the roof penetrations into the prefab have to be designed in advance, so in essence the prefab has additional hidden costs.
    The building itself should be looked at carefully as the prefab is constructed in an environment that is level and brought to the site where the building may not be level. I’m sure that there are frequent site visits in order to correct these issues well in advance
