The 2,000-square-foot building will expand to 11,890 square feet of residential space with 10 apartments, according to alteration permits approved last summer. Amenities will include a roof terrace and six underground parking spots.
Olanji B Awosika is designing the conversion. Permits show that the developer is NSDNY, which paid $1,250,000 in December 2012.
The site was previously a single-story storefront that looked like new construction, although records and tax photos indicate it was a remodel of an old garage and another building. GMAP
Forget setbacks–what’s with the asymmetrical facade? Why is this so common in new construction? How hard is it to line up windows?
It’s an apparent issue with the taste level. Windows of various sizes, unless done very carefully, make the building look cheap.
The picture is outdated. I passed by last night, and the exterior of all 6stories and balconies are all pretty much there.
What a waste of perfectly good ground floor retail space.

The setback does look strange in the context of neighboring houses, though I think it does give residents more privacy and distance from street traffic, noisy passer-bys. My house doesn’t have deep setback and I live on the ground floor, I always wish I have one.
