Aguayo & Huebener is marketing new condominiums in a former rectory to the Cathedral Mansions on Atlantic and Washington Avenues in Clinton Hill. This interesting new condominium project, aptly named the Faculty House Condominiums, features 11 units, all of differing sizes and layouts. All units are at least 1 bedroom and 1.5 bathrooms, ranging from the smallest at 803 square feet to the largest at 1,553 square feet. One 953 square foot unit is spread out over three levels, with the third level being an outdoor deck. The website for the project contains a detailed matrix of information for each unit, from square feet to number of levels to windows and exposures to whether each unit contains a washer/dryer hookup, dishwasher or fireplace.
From pictures on the site, some of the units have stainless steel appliances, while others do not. Other features include built-in shelves, Mexican saltillo tiles, exposed brick and custom glass tiles. This apartment building is less than 2 blocks from the C stop at Clinton-Washington, 3 blocks to Locanda Vini e Olii, and 2 blocks to the new Washington Condos project. The Aguayo site doesn’t show much details on price and carrying costs, other than saying that 2 bedrooms start at $535K.

Every Thursday (we’re making an exception this week), ltjbukem, whose own blog Set Speed scrutinizes the progress and quality of new developments in the area we know as Brownstone Brooklyn, pens a guest post about goings-on in the condo market with an emphasis on new projects.
I had another look at the website and I see what people mean about the full bath location in some of the 2BR 1.5 bath unites. Not ideal, but I guess compromises had to be made if they were going to preserve details etc. Some of those same apartments do have other perks though like roof terraces, lots of space and/or wood burning fireplaces. These look less cookie cutter than a lot of new condos on the market. Think about the funny layouts you get in some converted brownstones. I think these are all quite nice looking. If your guest staying in the second bedroom needs to shower, they would have to go through the master bedroom, but for all other toilet needs, they’d have the half bath. Not too big of a deal in my book all things considered.
Which unit are you guys referring to with the inconvenient bath placement?
For example, 1A is a 2br 1.5 bath on the specs, but the floorplan shows that the half bath also has a shower (so not really a half bath) but it also solves any bathing problem for the room without the ensuite.
i understand that the 1/2 bath is for guests to use. however, in a 2 bedroom apartment with only 1 bath, the bath should be easily accessible by occupants of both bedrooms. the placement of the full bath doesn’t make sense. inconvenience like this make these apartments not so great.
I think the 1/2 bath is for guests to use, so they wouldn’t have to walk through the bedroom to get to the full bathroom.
It has hurt the re-sales of the Catherdral Condos next door at Clinton & Atlantic Aves.
The big negative is the location on Atlantic Ave — a most unlovely urban highway. Wouldn’t that hurt the resale potential?

did anyone else notice that in the 2br 1.5ba units that the full bath can only be accessed through the master bedroom?
