Aguayo & Huebener is marketing new condominiums in a former rectory to the Cathedral Mansions on Atlantic and Washington Avenues in Clinton Hill. This interesting new condominium project, aptly named the Faculty House Condominiums, features 11 units, all of differing sizes and layouts. All units are at least 1 bedroom and 1.5 bathrooms, ranging from the smallest at 803 square feet to the largest at 1,553 square feet. One 953 square foot unit is spread out over three levels, with the third level being an outdoor deck. The website for the project contains a detailed matrix of information for each unit, from square feet to number of levels to windows and exposures to whether each unit contains a washer/dryer hookup, dishwasher or fireplace.

interiorFrom pictures on the site, some of the units have stainless steel appliances, while others do not. Other features include built-in shelves, Mexican saltillo tiles, exposed brick and custom glass tiles. This apartment building is less than 2 blocks from the C stop at Clinton-Washington, 3 blocks to Locanda Vini e Olii, and 2 blocks to the new Washington Condos project. The Aguayo site doesn’t show much details on price and carrying costs, other than saying that 2 bedrooms start at $535K.

  1. I do not think the prices are outlandish though for the market and the neighborhood (albeit the edge of a Clinton Hill on Atlantic). You are close to the subway on Fulton which is a plus.

I am the developer of the faculty house condominiums.And I am reading all of the comments here for the first time.The only thing I have taken offence to is this last comment.Calling f.h a renovated brownstone with an arch or two?Have you been inside?The quality of our construction would put any project to shame,but especialy compared to the cathedral condos that was thrown up by a businessman more interested in profit than in bricks.I know because he had begun to desicrate our building as phase 2 just before he went bankrupt.That place was made out of cheap junk with almost a complete disreguard for the origional structure.For those who appreciate quality there will never be a substitute for the real thing.

  3. Some big differences between The Cathedral and The Faculty House are the 17 foot ceilings, huge windows and large open floor space in many units at The Cathedral Condos. CC also has a landscaped courtyard and a number of units boast one of a kind original details (like one on the fourth floor that has a gargoyle in it and some have huge limestone columns and terrazzo floors that give them a castle-type feel). The commanding presence of the structure itself puts it far above anything else in the community. For these reasons, I doubt The Faculty House will cut into CC’s piece of the real estate pie.

    The Faculty House seems like just another renovated brownstone with an arch or two. Nice, but I’ll take a real gothic masterpiece any day.

  4. What do you make of the block where the Faculty House is located? I noticed that it is not a “historical” block because the street sign on St. James is not brown. What does this mean technically for the block? I am curious because I am interested in purchasing a unit there. Also, I noticed that the block is not as clean as others nearby and it is on the “edge” as you all say of Clinton Hill. Is the “edge” you refer to Atlantic or east (i.e., Bed-Stuy)

  5. By the way brownstoner is always posting Corcoran listings and doesn’t seem to miss a beat when it comes to highlighting anything about Corcoran. Sometimes it feels like a Corcoran sponsored blog…

  6. The fact remains that A&H has been doing development projects far longer than any other broker in Brooklyn. The fact that you’re a broker and you’re badmouthing A&H holds no weight, I guess you’re sour because you didn’t get the project and if you had any idea of how developers work, you would assume that you don’t know when A&H got on board. Ltjbukem does a fine job of covering the condo market kudos to him.

  7. The silly thing is, if the $50 million broker had been following th blog for any time at all he would know that Set Speed has frequently been quite critical of A&H–as recently as his report on the Washington Condos. He’s definitely not a broker.
