IMBY reports that neighbors have created a petition to “deny the non-contextual expansion of Grand Prospect Hall,” the site on Prospect between 5th and 6th avenues where a developer wants to create an 11-story hotel plus parking additions. A sample of the petition, which can be found here: “The proposed expansion will increase the current GPH [Grand Prospect Hotel] to a size that is completely out of context with the rest of the neighborhood. In 2005 this neighborhood was re-zoned to R6B zoning which caps building heights at 40 feet at the street wall and 50 feet after a setback. GPH’s proposal, as it stands, will have a building with a height of at least 110 feet, nearly three times the height and five times the bulk allowable by law. In addition, GPH claims that there will be benefits to the community, primarily in the addition of 400 parking spots that will be available some of the time, (when they are not being used by GPH), to the local community. This claim is unsubstantiated, and is not viewed as a benefit by many in the community. We feel that the benefit of occasional parking will be more than outweighed by the downside of having such an enormous structure in a quiet residential neighborhood.”

bo, the fact that you equate scumbags with developers really says a lot.
no bo, I was talking about Bear Glass and the mattress factory. I was not talking about selling my house to anyone. In fact I did a 400k year long reno of my house, not to mention what I paid for it. I think that says a lot about my interest in the community.

Nothing personal. Unless you are the one who has to deal with all of this crap.
You did mention that you have 2 potential development properties on either side of you. My guess is that you bought that house hoping to capitalize on the fact that some scumbag developer would want to buy your parcel (at great profit to you) to make his even bigger. So, it seems that you are not really interest in the community, but just what you can get out of it and your investment.

sowaht, I live right between two massive potential development projects in the nabe. I would have no problem seeing them developed and in fact anticipated when I bought that they would be.

The real issue (besides all of the cars, garbage etc) is the fact that what they are proposing is ILLEGAL.
Why have laws if the only apply to those who wont break them anyway.
And Denton – The petition you seek is the same one that everyone else will sign when a developer buy’s your neighbors property and asks to build a massive garage and cesspool next to and all around you.
I dont know about this one – while I think an 11 Story building is fine here (due to the fact it overlooks a highway) – it is hard to argue against the fact that neighborhood was rezoned and the 4th Ave corridor is supposed to be the area where such things get built. I also think that 3 stories of above ground parking is the real reason for this entire exercise. There is little necessity to have a hotel immediately next door to the GPH but there is a huge reason to need parking (like virtually every person going to an event is taken by a car taxi or car service).
My inclination is to let them build a garage (which probably requires a variance) and tell them if they want a hotel – build it on 4th

MM is right about the serious issues but ditmas also makes a good point- it’s next to the expressway. that stretch is hardly prime residential Park Slope, and already has high commercial traffic volume thanks to the grand Prospect Hall, in any case.
The construction of a hotel next to the expressway is simply outrageous!
