Fresh off the news from Crain’s that 111 Kent Avenue sold for $24.6 million—curious, considering it changed hands this November for $43 million—a new building permit was just renewed at the site. We didn’t see any work going on there the other day, but according to Crain’s, new owner Laurence Gluck’s Stellar Management plans to launch the building as a rental and begin marketing in the spring. If all goes well, occupancy will be this coming fall.

  1. sometimes buildings do not look as good in person as in a photo, and sometimes the opposite is true. This is a very artful photo. I defer to those who have seen the building in person. I will drive by there and take a look because now I am intrigued.

  2. Read the comments on the Real Deal thread. It seems as though the $43m sale might the value of the note that was purchased, not the cost of the transaction. Otherwise it makes no sense for a building to lose half its value in four months (OK, in THESE four months).

  3. Michael Muroff & Associates were (are?) the architects.

    It’s not as good in person, though for this site it makes some sense.

    I would worry about the quality of the build here, if only because the building has been sitting open to the elements for over two years (I don’t think the quality of construction was that great to begin with, either – and that’s based on watching it pretty closely during construction, not just on looking at photo). At the Finger Building they basically had to rip everything out and go back to the structure. I’d think you’d have to do the same here.

  4. Minard, the picture doesn’t capture how ugly the window color is — a pretty nasty shade of turquoise and the contrast against the color of the brick makes the building look cheap.

    But it does grow on you after a while.

  5. well, i’d like to live here – not that I will of course because i’m not moving. it’s a low rise vs. hi rise building with probably tons of light and spectacular views across the street from the river front park. it seems as though you can stand in the jutting enclosed “balconies” and have floor to ceiling windows to look out at the river and the city.

    AND, why is this ugly? I like the brick and the windows, and, how is it shoddy? you can tell it’s shoddy from a picture? seriously? have you been in it? i haven’t either, but wtf?

    i bet that this rents in a minute once it’s ready based on location and views.
