A tipster sent us this article and rendering showing a luxury rental building planned for 410-416 Tompkins Avenue in Bed Stuy. The rendering has been circulating on private email lists and Facebook groups for days, and local residents and preservationists had few kind words for the design.
“I must say the cracked looking windows is weird,” said one.
The plans call for 35 units on four lots, currently home to three two-story buildings. It will be called Hancock Manor, said the story. Last year, developer Vasco Ventures paid $2,625,000 for the properties, according to public records.
The rendering is one of several to appear lately that has local preservationists and residents concerned that the booming pace of development may be threatening to change the character of the neighborhood, one of the largest areas of intact 19th century row houses in the country.
What do you think of the design?

Tacky. Looks like a project from a first year architecture student.
Not everything needs to be contextual, but if you’re going to throw some new ideas out there, they should at least be thought out. This isn’t design (choices of form, massing, materials and elements brought into unity by an idea) it is just collage, one seemingly put together by a thirteen year old goth raver wannabe from Bulgaria. What is the facade material? I’m thinking it’s either shredded tires or charred moss. I wish they sold those Alfa-Romeos over here,. that is the best thing in the rendering.
I give them credit for trying to do something at least a bit different than the usual Fedders shacks. I’d also say this is better than most of the attempts at being contextual and old-timey, which usually look cheesy and fake.
Why are Brooklynites so conservative in their taste? If you go to any European city like Berlin or Amsterdam, you see modern stuff nestled admist the old all the time. And nary a sign of twisted knickers.
Awesome, thanks! Most considerate of you.
That is the best moniker ever. You win.
pretty funny – perhaps they can use that on their marketing material…
these will not sell out in less than a month with a design like that. Sounds like you work for Vasco….
yes, dangerous to the eyes and the soul.
