Who could’ve predicted this? Some folks—Marty Markowitz, for one—say notoriously downtrodden and crime-ridden East New York is undergoing a renaissance and could become “the new Harlem.” There’s been a lot of demand for home ownership options in the area, most notably at the massive condo conversion MeadowWood at Gateway, where prices range from $110,500 to $350,000. “There is no question that the neighborhoods with higher rates of home ownership have the greatest stability, schools and community services,” says Markowitz of how ENY is changing. “Brooklynites outside of the ‘Brownstone Belt’ don’t realize that we have an affordability issue in certain neighborhoods and we’re losing families to other areas such as New Jersey. We’re committed to not letting that happen.” Other developments are also boosting the sprawling neighborhood’s profile, including the Related Companies Gateway Center shopping mall, which has a Target, Home Depot, Best Buy, and a supermarket and is going to be expanded in coming years with more big-box retail. Another large ENY home-ownership project, Nehemiah Housing Complex, is also currently being built. The complex will bring more than 2,000 middle-income units to the neighborhoods, with prices starting at $158,000. “Every place has its time,” says Fillmore Real Estate’s John-Paul Ho, who heads the team selling MeadowWood. “Now it’s East New York. It’s like a Cinderella story for the entire area.”

Actually, 11:36, there is absolutely a slant to what’s covered here and totally an agenda. Brownstoner purposely chose a photo of the ugliest houses they could find for ENY. It was to show what they thought was so absurd about Markowitz’ statement.
As for what Brownstoner the website is supposed to cover, here’s the descriptive tag line under the name of the website on the header:

BROOKLYN. That means all of it. This website is also, as everybody understands, a preservationist-minded blog. Preservation is supposed to apply to all significantly historical structures, such as older Victorians, no matter what neighborhood they are in. Not only the ones in the fancy white neighborhoods.
Well that is, unless you are a big fat phony and you’re only preservationist when it conveniently suits you and your own house and your own neighborhood.

100 year old brownstones are so expensive to renovate and maintain. Working class people should not aspire to own them. I do not get that at all. If anyone looks at a brownstone owned by a working to middle class family who have been there ages, there is usually a multitude of permit violations because repairs have always been done on the cheap. And who could blame them? Everything is so expensive.
ENY offers houses that are a little newer, not so huge, thus not so pricey to maintain. That’s not a bad thing. It makes it more affordable, less time consuming, and less stressful. It’s great if ENY can become safer and nicer and prouder for its residents. But the city should be focusing on creating nice new affordable housing here, and on nice quality middle-class townhouses, developments like that. Markowitz shouldn’t be trying to create a “new Harlem” phenomenon here. What does that even mean? Harlem and ENY are apples and oranges, historically and architecturally and geographically and everything. Markowitz is an idiot. He should not be trying to become an economist or real estate expert suddenly. Stick to what you know, Marty. Shake hands and smile.

ENY has attractive areas with good housing stock and blighted areas that are dirty and crime-ridden. As with most neighborhoods, it depends on where you are.
That said, ENY will never become the next Harlem, purely because of its location. It is much too far from and lacks the flair that Harlem’s history provides.
