When we saw new building permits in place for 276 St. James Place, we didn’t have high hopes for the design—after all, the site, while wedged between two attractive old buildings, isn’t landmarked and was free of any aesthetic restrictions. And, sure enough, the result looks like a letdown. While the brick material looks fine, the scale and configuration of the three-story, three-family house are awkward given the surroundings.
