Flickr stalwart Trespassers Will snapped this photo of the nine-story building going up on the triangular island formed by Manhattan, Eckford and Engert. The 20,000-square-foot residential building is one of three being erected in the near vicinity by Taho Development. As we said back in November, we think this will end up looking decent. The bigger question will be the supply-demand balance in the nabe when they come online. GMAP P*Shark DOB

  1. What time do you commute, Yawn?

    Like condo dweller, I do everything in my to avoid the L. The trains may come every four or five minutes, but they are often at capacity by the time they get to Bedford. It is not uncommon to wait for two or three trains to go by before you can board (or more if you happen not to want to cram yourself in). I find that this a pretty typical condition from 8:30 to 10:30 every morning.

    I’m lucky that I can take the J line to work – its a longer walk, but only by two or three minutes.

    And recently, I’ve been taking the ferry a few times a week, which is fantastic. Again, a slightly longer walk than the L train, but also only by a minute or two. Unfortunately, the ferry is also $5 each way.

    Both the ferry and the J keep you above ground, and you can usually sit on both. (The ferry is not very crowded, but it is the dead of winter.)

    And yes, rumor is that North 6th Street will someday have a ferry landing. But I think they’d need to build the esplanade first, so don’t hold your breath.

    Even walking over the bridge is more pleasant than dealing with the L (not today, but…)

  2. i live off the bedford L, but I take the G when I have to go to midtown, and most days, i walk 10 minutes to the j,m,z (work in SOHO)

    when new people move in, they’ll figure out these alternate subway lines.

    also, heard that people are using the water taxi near Schaefer’s Landing and that the new Toll Brothers’ bldg will also have a water taxi.

    plus, some will always take a car service. i usually end up in a taxi coming home 2-3 days per week.

    have found that taking the L home is less crowded too.

  3. Enough L train complaining, already! I ride the L every damn day. Usually I wait for four minutes, at MOST. Occasionally it’s delayed for one or two minutes around Union Square. Sometimes I get a seat (that’s at Lorimer), occasionally I have to deal with sweaty hipster armpit.

    Overall — it’s not a perfect train experience. But it’s not like you can’t get to Manhattan, or that it takes ANY significant amount of time out of your day. Hell, even if you can’t fit on the first L that comes (and that’s less than once a month, in my experience), waiting for 2 Ls is still probably quicker than waiting for just one of the A, C, or D trains.

  4. One of the Taho (Tahoe?) development sites (around the corner on Newton St.) has a stop work order. Seems the developer had a permit to install a foundation under the old zoning (which they did), but the actual permit for the building wasn’t issued until 6 months after the rezoning.

    Somehow, DOB granted the permit for the new building under the old (taller) zoning. The case is now for BSA, as Tahoe seeks a variance to allow it to finish the now not-as-of-right building.

    So here’s the question – if you have a vested foundation, but no permit the building itself, should you be allowed to build under the old rules?

    The more answerable question is – what do you think BSA will do?
