We got an email from the developers of a new development-cum-conversion in Carroll Gardens. Architects Mark Dixon and Peter Guthrie built two new buildings on either side of the former St. Mary’s convent at 191-193 Luquer Street. According to the Developers Group website, configurations include duplexes, floor-thru loft-like spaces and penthouses with panoramic views. Prices appear to be running between $700 and $800 a square foot for the 12 units. We haven’t seen any shots of the interior so we’ll reserve judgment, but we’ll be very interested to hear the feedback of anyone who makes it to the open house this weekend on Sunday from 1-4 pm. We’re also curious to hear from any neighbors about how the construction process has been.

  1. I read through all the posts and went to the open house and did alot of careful investigating as one should do when house hunting. The noise is not an issue-we went up to the duplex and opened all the doors and could barely hear the F trains as they passed by. The concrete shell helps to muffle the noise. The condo is nowhere near any projects nor the BQE. It is located in a very quiet residential neighborhood that seems to still be, thankfully, not saturated with loud french bistros like Restaurant Row on Smith.

    Did anyone legitimate visit Luquer and 11 2nd Place on Sunday? How do they compare?

  3. Anon 9:51 I am a long time agent at corcoran brooklyn heights and have worked with Eric for years, his reputation speaks for itself. Your comments are simply not true. You are sad. If you are to make personal attacks you should be brave enough to identify yourself. You do yourself and your fellow consumer a disservice. Brokers and Buyers Beware!

  4. cons – not the primest part of Carroll Gardens and prices are good but pushing it.
    pros – absolutely loved the design and quality.
    We hung out last night to get a feel for the “night life” and found the block and surrounding area to be very peaceful and quiet with neighbors sitting out front talking and very friendly when we walked by. Classic Carroll Gardens. We love it. Carroll St. F train is three blocks north on Smith Street at 2nd Place.

  5. We went to the open house yesterday and have to say we were pleasantly overwhelmed. We’re not suprised the first 3 offerings sold out. These are wonderous spaces. This is a unique development that clearly has a special personal touch being applied. Being long time neighborhood residents it is suprising how ill informed most of negative posts are.
    No one in Carroll Gardens north of 9th St. uses the 9th St. station. From this property 9th St. station is a long 4 block walk and then the climb. FYI – the Carroll St. station is 3 blocks away straight up Smith St. at the corner of 2nd Pl.
    IMHO as long as they don’t get greedy and the prices stay where they are these killer spaces are a sell-out, easily. We met Eric from developers group there (we know him from before he left corcoran), he’s a candid professional and a no bs guy so we feel very confident.
    We are waiting check in hand for the larger units to be released.
