We got an email from the developers of a new development-cum-conversion in Carroll Gardens. Architects Mark Dixon and Peter Guthrie built two new buildings on either side of the former St. Mary’s convent at 191-193 Luquer Street. According to the Developers Group website, configurations include duplexes, floor-thru loft-like spaces and penthouses with panoramic views. Prices appear to be running between $700 and $800 a square foot for the 12 units. We haven’t seen any shots of the interior so we’ll reserve judgment, but we’ll be very interested to hear the feedback of anyone who makes it to the open house this weekend on Sunday from 1-4 pm. We’re also curious to hear from any neighbors about how the construction process has been.
L3 Condominium [Developers Group]
I was at the open house and really fell in love with the buildings. Unfortunately, we just bought a new apt in the same nabe, closing very soon, and when we saw the apts in L3, we are wondering whether we should break our contract on our apt! what to do??…I agree with everything poppy & clinton said above…the reason why we love the apts so much is that everything is so well thought-out and it really feels like we would have a home designed by an architect without having to deal with all the stress, mess & added costs if we did a design/renovation ourselves. Also, it does not feel like a corporate-y development per se,like the CourtHouse, it is much more refined and beautiful. to clinton & poppy, i say go for it!
My fiance and I went to the open house last Sunday, and we really loved the building. Luquer Street is very quiet, and its in a great part of Carroll Gardens. I think the bedrooms are on the small side, and would have loved a walk-in closet, but overall its very well built–no expense has been spared. the windows in the living room are enormous, and the kitchen is very well designed with a lot of storage space. the apartment is perfect for any young couple looking to move from manhattan. the second bedroom can be used a study/den or a nusery.
We have looked at 505 court street and 70 washington in dumbo. and L3 is by far our favorite. 505 court street is a great value– 1200 sq. ft for 650k, but the finishing is that of a rental apartment. the kitchen cabinets are not even made of solid wood. for a building that is marketed as luxury lofts, it lacks the amenities of a true luxury builidng– w/d hook-ups, solid wood cabinets, wireless, central AC– You can even control the heat in your own apartment.
70 Washington is beautiful, however, at those prices you can easily buy a similar apartment in Manhattan. 700 sq. ft apartments in the high 600k with north facing windows (no light) is a bit outrageous in this market.
for everyone concerned about the BQE and the subway, the apartments in L3 are very quiet. we do live in new york city, by the way– noise comes with the territory.
These are beautiful apartments. I went to the open house on Sunday and was really impressed with the way the architecture of the building blends with its surroundings. There are a few drawbacks, but I think that the uniqueness of the building outweigh the negatives.
A few thoughts:
– The BQE is nowhere to be seen although the elevated F train is about 50 yards away. Noise from the train can be heard from the balconies, but it is relatively faint. Inside the apartments you can’t hear the train at all. Compared to the traffic noise in my current manhattan apt, the train noise is a non-issue.
– The bedrooms in the 675k two bedroom are small, but there is room for a king size bed in the larger room. Closet space isn’t ample, but the apts come with a large wooden cabinet that adds a ton of storage.
– Not sure why anyone would opt for the third floor two bedroom units as the walk up the stairs is longer and they have half the outdoor space of the second floor units for 10k more. Light/view is about the same as the buildings are nicely back from the street and the facade faces south. Also, one building has a window in the kitchen which is nice as the narrowness of the apts can make the middle area a bit dark.
– I’m a huge fan of the kitchens. They have Wolf stoves and nice stone counters. A sub zero fridge would be nice, but the Jenn air is decent also. The dishwasher also is faced with wood to match the cabinets which is a really nice touch.
– Can’t understand the trend towards tiny sinks as the lack of an under-sink cabinet makes toilet paper storage difficult.
My wife and I may pull the trigger on one of the two bedrooms. Curious to hear if others have thoughts.
What is with you people and noise?
I do believe we live in NYC.
On a nice humid day you can hear the drone of radial tires on concrete, and yes, the slight screech of steel wheels and rail.

anyone interested…let me state that i am biased as i know the architects of L3 on Luquer st.; but hear me out…disregard all the above sqabbling between competing brokers…it seems there are three to four competing projects in the area at this time…do yourself a service and visit all four…and when you’re done you’ll know what works for you…as an architect, and despite my bias,i must confess my admiration for L3 on an architectural level. there are very few projects in brooklyn that respctfully challenge the status quo and offer a truly serene modern oasis in the middle of the chaotic city…there is no question in my mind that these apartments are more beautiful, better crafted, and better designed than anything i’ve seen in brooklyn. The architects have built custom high-end homes and have brought that sensibility to this project…in fact, i think they overspent on finishes and fixtures…if you like modern architecture and know the difference between a good toilet or faucet and a knock-off you’ll be amazed…do the taste test…do not be fooled by these postings…it’s worth a visit…
Developer’s Group told me there’ll be another open house this sunday for Luquer st condos, (ithink they’ll be showing the larger apts then.) so to the misinformed anon who thinks you can hear the Ftrain screeching by, you should experience it yourself instead of talking out of your r-end.
I went to the Luquor Street open house last Sunday. I found the development to be amazingly beautiful. I couldn’t even hear the subway pass while I was in the penthouse. I was more taken by how wonderful the subway was framed by the windows as it passed. It’s refreshing to see that there are architects and developers who actually have taste. Personally, I’d rather make an investment in a unit like the ones at Luquor Street than one in a building that lacks personality. I met Eric from the Developers Group and found him to be pleasant. Does it matter if he was fired from the Corcoran Group
( it’s not that strange that people get fired from jobs- it happens to the best and the worst of us)? I didn’t think that much about the realtor since I was there to see the development. I don’t go to open houses to check out realtors. If you plan on attending an open house at Luquor Street, you should really check out the units instead of the ( no offense to the realtor). The development is a gem as far as I’m concerned and I have an interest in living there.
Anyone know anything about the new development on Union street?
One big difference between Luquor and 2nd is the price. In Luquor you can get a beautiful (but very small two bedroom) in the high 600’s. 2nd place doesn’t seem to offer great options in that price range.
