There hasn’t been a ton of change since we last checked in on the huge Ismael Leyva-designed development at 150 4th Avenue in May, but we did notice something interesting around the corner. This is a little addition off the side, so it looks like the development is curling right around that older corner building. The permits list it as a part of 150 4th. We wonder if they’ll be marketed as floor-through “luxury” alternatives to the 95-units in the larger development. (Also, it doesn’t look like this guy popped up in the rendering, as far as we can tell.)

  1. “Plaza Hotel” no. Some semblance of design, other than a brick box, yes.

    And benson, I’ll stop rubber stamping when I see something worthy of praise.

    Well said. It might be futile, however. There’s no reasoning with the frownstoners. If it’s new development, you can roll out the script: “POS designed by greedy developer”. It’s equivalent of an electronic rubber stamp.

    Regarding the windows on the Butler Street side – since they face the lot line, they are a “bonus”. Since they may be blocked by an adjoining building one day, the layout (assuming this building conforms to the building code) will be such that a window is not required here (which probably means a bathroom, as FSRG said).

  3. To those who don’t like it, what exactly did you reasonably expect to be built on this spot? A replica of the Plaza Hotel?

    It’s 4th Avenue for god’s sake.

  4. The rear has City Views, Butler side would as well but less so as it looks due north- got to have Bathrooms, Hallways and elevators plus windows on the Butler side would suck if/when someone builds just north of them on 4th Ave.

  5. While I did love the tenements that were there before, at east one did survive, this building is not that bad.
    I actually do like brick choice very much. It does fit in with the other redbrick buildings, at least someone as thinking here…..

  6. Given the glass on the front… I wonder why there are no windows on the Butler side (the side in this picture)? Isn’t that the “city views” side?
