We thought we’d heard the end of the developers of the Enrique Norten-designed 580 Carroll Street putting on the poor mouth for the Board of Standards and Appeals, but we thought wrong! Turns out the builders are still looking for a variance to build two or three more townhouses on the property (where exactly they want to do this is a mystery given that most of the area in front of what’s already built looks like it’s being prepped for the project’s signature gardens, but whatever) and a reader has helpfully sent in the latest appeal to the BSA in advance of a hearing next week. The whole thing, reprinted on the jump, is a fun read, but this is the gist of what the developers are angling for: “1. Reclaiming 1,075 sq feet of interior storage space within the building as usable FAR and three 3 storey town homes. 2. Reclaiming 1,075 sq feet of interior storage space within the building as usable FAR and three 2 storey town homes. 3. Reclaiming 1,075 sq feet of interior storage space within the building as usable FAR and two 3 storey town homes. All these options assume that the Development Group does a conforming development with surface parking as requested by the BSA and face a hardship of 20% or less in reduction in value. We ask that the BSA look at the options and any combination thereof and grant such relief as they deem fair and warranted.” We await the BSA’s decision with bated breath. In the meantime, as the pic above shows, furniture is already being put into model units at the development.

The building looks super….I live up the block and can not believe how incredible it came out.
Does anyone know how much it going to sell for…i am super interested….i agree a $1000/sf is a bit high… probably more like $900/sf

Actually the building is very sophisticated….a bit ST. BARTS….in its beachy flavor….i bet in the summer time it will shine….
also love the location, antidope. The block right above it, Carroll St btwn 5th & 6th Avs, is my favorite in Park Slope
oh and you can still just peek thru the slats and look directly in the ground floor fishbowl anyway.

those wood panels are completely ridiculous and are prime for graffitti tagging. and it’s very difficult to remove spray paint from that kind of wood.

i love the look so far of the building. and for once there is a proper treatment for the ground floor apts — they’ve added a wood screen to obstruct pedestrians peeking in. looks nice.
also love the location; 4th — 5th ave is good for working folks. great access to union st station.
that said, i’m waiting for the price tag and with the starchitect involved and the developer on his hands and knees already, i suspect these will start well north of 1000psf. and then will be subject to chops.
prediction. developer loses bsa appeal. developer prices too high. units don’t move quickly. lender forecloses. lender sells at 900psf. just my guess.

But if I understand it correctly, they have built the building with “storage spaces” that they now want to reclaim as livable floor area? So, what, they’re going to sell storage units as apartments? (Or use that area to create new townhouses?).
And does a zen garden really add 25% value (or 20% or 15%) to a development?
If my almost 5-year-old could write letters, they wouldn’t be too different.
