We thought we’d heard the end of the developers of the Enrique Norten-designed 580 Carroll Street putting on the poor mouth for the Board of Standards and Appeals, but we thought wrong! Turns out the builders are still looking for a variance to build two or three more townhouses on the property (where exactly they want to do this is a mystery given that most of the area in front of what’s already built looks like it’s being prepped for the project’s signature gardens, but whatever) and a reader has helpfully sent in the latest appeal to the BSA in advance of a hearing next week. The whole thing, reprinted on the jump, is a fun read, but this is the gist of what the developers are angling for: “1. Reclaiming 1,075 sq feet of interior storage space within the building as usable FAR and three 3 storey town homes. 2. Reclaiming 1,075 sq feet of interior storage space within the building as usable FAR and three 2 storey town homes. 3. Reclaiming 1,075 sq feet of interior storage space within the building as usable FAR and two 3 storey town homes. All these options assume that the Development Group does a conforming development with surface parking as requested by the BSA and face a hardship of 20% or less in reduction in value. We ask that the BSA look at the options and any combination thereof and grant such relief as they deem fair and warranted.” We await the BSA’s decision with bated breath. In the meantime, as the pic above shows, furniture is already being put into model units at the development.

  1. Lastly it sounds as though the letter is also setting the stage for a defense against the damage claims that still have gone unanswered with respect to the neighboring properties.
    If an engineer can tell us how the adjacent properties relied on this buildings foundation please help us understand. These guys are ready to cut and run wake up people.

  2. Im sorry to keep coming back but i read a portion of the letter submitted to BSA and found something a bit foolish. they say that had they abandoned plans for underground parking
    they would have lost the great garden and had a reduction in value of 25%. So does not building on the garden diminish value. these guys can not be successful developers,
    they take people for fools, and will probably take the potential buyers for fools. although
    there are enough fools to fill any freak show… you know what they say about a fool and their money.. last thought does anyone know what energy costs will be in the future..
    me thinks it will only go up.. along with the costs associated with an uninsulated structure. BYE BYE

  3. OH as for the boat that one of the developers spoke about at a rally held in front of the project. For those who are not familiar with his analogy I will briefly summarize—-
    He claims his hardship affects us all because in his words.. WE ARE ALL IN THE SAME BOAT.
    My advise to my neighbors—-GET OUT OF THAT BOAT NOW….

  4. Silly developers tricks are for kids…. lets get this straight your not able to make money
    unless the community allows you to build more of this. excluding my personal opinion
    of the monolith you have built the fact remains that zoning laws protect us from people like you. your team have failed to perfection and so we should allow you to do more.
    WOW…. you have balls. but having balls is also knowing how to cut your loses and move on. the execution of design is miserable. no consideration of how it will look with its surroundings. complete lack of thought as to how space is balanced. wide open on one end dense and boxed on the other and yet staggered and angled to the rest.
    I just dont get it. PLEASE EXPLAIN TO ME HOW THEY WILL GET ANYWHERE NEAR $800SQ. FT. Unless this building represents the next BUBBLE IN REAL ESTATE. BUBBLE BEING BOTH DESCRIPTIVE ANSD FIGURATIVE I DONT SEE IT. Call it what you will there are better buildings with more realistic price points, and many of those are in manhattan.
    add to the purchase price ,,,, parking expenses, storage expenses, maintenance expenses ( this one is going to be big) and perhaps legal expenses from the many lawsuits to follow and the buyers will have made a very wise investment..

    I hear from my partner, who’s hairdresser told him that his neighbor’s sister works at Brown Harris Stevens, that this building is rumor to be marketed as a progressive sophisticated gay lifestyle community.

    Boys…Park Slope…is getting the Queer Eye !!!

    Makes sense, high macho design and all.

  6. Super Cool…..I give it a thumbs up…..super cool….i spoke with Brown Harris Stevens..said units are priced between $850-$1.4mm or $800 to $900/sf…sounds very reasonable…

    Looks like great construction…love the exposed concrete.
