It’s only been a month since we last looked at 34 Berry Street in Williamsburg, but in that time most of the scaffolding has come down and you can now get a much better feel for how this 142-unit rental is turning out. Looks pretty nice as far as these things go.

  1. the condo at N.8th and roebling has seen tons of move-ins. passed it and lots of drapes up, etc… saw people actually moving in a few weeks back too.

  2. Wasn’t this supposed to be a rental from the get-go though? It’s massive (look at how far back down North 12th it goes – the photo barely does it justice), so this will definitely add a lot of inventory. I assume ground floor will be retail? Suddenly, there will be a lot of that in this corner, with the retail at 44 Berry, not to mention recent opening of Brooklyn Bowl and Berry Park.

  3. Recently spoke to a developer who has a brand new building around Bedford ave. Lot’s of these new developments were not meant to be rentals in the first place. In many cases the banks are on the hook for the money and wont let the developers lower the rents as they might wish to get the units out, which makes it next to impossible to negotiate the rent. (a copy of each lease goes to the bank after it’s signed)

  4. as long as there’s an influx of kidults from the rest of the world whose parents are willing to subsidize their rents, rents in these kinds of areas will NOT come down.
