We’d pretty much written off 122 Adelphi Street, for this economic cycle at least, given that it had been sitting for a year and a half since ending up on the winning end of a BSA application. So we almost fell off our bicycle on Friday when we pedaled past and saw steel beams rising from behind the plywood fence. We suspect the activity has knocked neighbors for a loop as well, considering that there’s an approved building permit in place for an 11-story building. Given that this is mid-block and on a much smaller footprint and surrounded by two-story frame houses, this will likely look much more out of place than the 16-story building now topping out at 163 Washington Avenue.

Yeeech — I used to live on this block, and I’m amazed at the development over there. It’s next to the BQE, far from the subway, and it still feels sketchy to me. What are they thinking?!?
Wasder: what do you mean it went to the BSA? they were vested in the July 2007 rezoning. But a few facts for those of you who are still following this thread:
1. the developer, Calvo, originally gained approval because of a zoning lot merger agreement (air rights) with the church on Carlton and 124 Adelphi St. (the house with the porch)
2. there was an intent to revoke SWO issued a year ago because of evidence submitted that Calvo misrepresented one of the properties party to the ZELDA, by omitting the illegal 2-story extension on 124 that Calvo himself had built when he owned all three lots.
3. DOB lifted the SWO December ’08, slapping Calvo on the hand by reducing his square footage by 762 sq ft (boo-hoo, in an 11-story bldg). DOB proves again that lying to two City agencies pays off in the end.
3. don’t feel sorry for 124, which is owned by Azulai, (who owns Ozzie’s coffee, by the way) because he got $$ off his purchase of that house in exchange for giving the air rights, and clearly he doesn’t give a damn about the house, if you see how the steel is butting up against that porch. feel sorry for the rest of us on the block, by all means.
If they hurt those cute clapboard farm houses building it, I am going to extremely sad.
I’m not sure why this is going forward when Verdi at 80-82 has been at a standstill in sales for about twelve months. This is a great block in many ways, but it’s never getting any farther from the BQE, or any closer to a train station. This block was marginal when Verdi started building, and now it’s way outside the margin.

Height of new buildings is controlled by zoning. The developer is building this as-of-right.
This is going to look ridiculous. How do they get away with this? Are there no height limits on empty lots, only on existing buildings?
Looks like it will be twice as tall as anything in general area.

Yeah I know – like the way Brooklyn Heights turned into a slum in the 1930’s when they dotted that low-rise neighborhood with 12 story buildings……Now you probably cant even sell a house around there for $4M…real shame
Glad to see that some developers continue to invest in Brooklyn. If this is being fingered, then bring it on!
