Where’s federal? I didn’t realize they’re that low now. I that case despite my loyalty for east falls the cc trinity (father, son, holy ghost, right?)would be the way to go
oneastern…I actually live down there and have a corner federal on 12th Street worth about $650-700k. You can still get a trinity for $300-350k.
i would argue, though I can’t say for sure, that it’s way more than an extra 10-15 to live in one of those trinitys in society hill or ritenhouse square. I haven’t checked in a while, but I think they go in the 700k range

But my point was that, for about 10-15% more, you could be IN Center City, which of course, isn’t for everybody.
little background on house in philly, i actually grew up in East Falls, know the block well. Those houses are tiny (called row homes) built for mill workers.
During the 70s, the nabe was divided into two parts: “Upper End” or north of Henry Ave and “Lower End” south of it.
Upper End had mostly twin victorians, lower end all rowhomes. nobody was trying to live in the lower end back then, but in the last 15 years East Falls has become desirable b/c of it’s proximity to Center City and the emergence of Manyhouank (sorry, never could spell it) which is now a “destination” in philly.
lower end used to be 99 percent Irish Catholic (exception was Joe Nannashae, who claimed to be Navajo but was really Italian) but now probably has its share of hipsters and African-Americans, which would have caused issues back in the 70s…
so yeah, houses in lower end are tiny (thin smaller versions of what you might find in windsor terrace), but you are a 10 min train ride from downtown…
Pete…it’s comparable in size to that place that was Building Of The Day on Tuesday…636 Jefferson in Bed Stuy, at 1,182 sq. ft. The Philly place (completely renovated) is asking $262 psf while the jefferson St place at $250,000 (maybe the short sale price) is $211 psf but needa another $100-150,000 to make it nice. People generally felt the Jefferson St house was a deal at that price.

I was at the MTA hearing at the Brooklyn Museam last night and man was it depressing (I actually left before the fights b/c I could tell what was about to happen). The students were def out of control (“this is a farce” “shut up white man” “like you really care” everytime a MTA board member or politician tried to speak) but at the end of the day, they were right. The whole thing was a farce…
biggest problem is they call the thing for 6pm, then allow the pols to speak first (marty, tish, bunch of other folks i didn’t know). When I left at 7:45, the floor still hadn’t been opened up to the “public” yet. the pols have had plenty of time/venues to tell the MTA how they feel, this was supposed to be the public’s chance. i’m sure they eventually did let people speak, but by then the thing was a circus….
I think that Philly house would be big laugh as HOTD….1100 sq ft here(on Brownstoner) people would think large enough for a single man and his dog only.
