Premier Pediatrics, which, according to its website, already has two locations in Brooklyn, will be opening an office in the rental at 110 4th Avenue, on the corner of Warren Street. It’s nice to see a ground-floor tenant of any stripe in a new 4th Avenue building.

  1. ah! yes pharmacy. this has been mentioned a lot… a duane reade on 4th ave would be great. seriously, it didnt occur to me until 2 weeks ago when i had to get a prescritption filled there are no pharmacies near me. (5th ave and 1st). none that are super close anyway. all the pharmacies near where i live also totally smell like the elderly.

    Obviously I don’t know about your negotiations with the developers, but I think you may be confusing a couple of things. Up until recently, developers in many parts of the city could get a “bonus” of residential square footage they could build if they included some space for a community facility (examples: space for a pre-school; a dormitory for students, etc.). So, during the bubble days many folks were pursuing such a tennant because it made for more space that they could build and sell.

    I believe the city recently changed this program because it was found that many developers were abusing it (surprise!).

  4. I don’t know much about it, but it is true that the only renters I can recall seeing in new 4th ave condo buildings are doctor’s offices of one type or another, so what denton is saying makes sense. Otherwise it’s quite a coincidence, no?

    A grocery store couldn’t hurt, nor would a pharmacy. As for restaurants and cafes, I think we’re pretty well saturated with everything in park slope. And there are already a few coffee shops on 4th – root hill, and the lyceum, and crooked tail on 3rd.
