  1. I went to PS321 in the late 70’s and it was overcrowded back then. I can only imaging how crowded it is now. Back then, the neighborhood was not nearly as busy as it is now. I think you can do better in the north or south slope. PS282 is coming along nicely due to the influx of people to the neighborhood who can afford the cost of living. Here is something in the price range in the north slope.

    321 is stupidly hot right now, every realistically priced decent place with 2+ bedrooms gets besieged and I feel, being the part of 3 bidding wars this year, there is a new set of buyers with too much cash that will pay 20% over market all cash, simply to jump the queue.

    #5b in that building? the condos are generic modern with pastiche detail on the front – much hated by most long term slopers. They were thrown up quickly below 5th avenue, I doubt they are top quality. 5b was sold for 493k in 2005, and is listed as 820 sq ft (not spacious). A 50%+ appreciation in two years even for weather board? sadly this is probably correct.
    you can’t get a 2bed floor-thru co-op in a lovely brownstone on a treeline street in 321 for a mere 700k anymore — because of the parade of buyers from out of area who must have 321 at any price.

  3. My Wife and I are looking to move to Park Slope. We’ve got a child who will be entering kindergarten this fall we are hoping to find a nice 2-bedroom in the PS321 school district.

    We’re moving from out of town and fell in love with the neighborhood when we visited last fall. The house that just sold on Carroll St. looked like it would have been perfect for us.

    There’s an open house on the a $699K 2-bedroom condo located on 2nd St.

    It’s between 4th and 5th Ave. We’d love to get some feedback from anyone who is familiar with this specific area of Park Slope and it would be great if we could get some insight on the acutal building itself. Looks like it’s a part of a larger development going up and down that street.
