Early this year HPD announced it would issue an RFP soliciting plans to develop affordable housing where a former warehouse used by the Landmarks Preservation Commission stands, on Berry and South 4th streets. Now, according to CB1’s landmarks and land-use committee, the RFP will be issued March or April of this year, with proposals due by the summer. Last night the board issued a statement with requests for the requests for proposals, including the following: that the RFP be reviewed by the board; that units be available to residents making between 40 and 80 percent of the area median income (AMI); that 50 percent of units be two- and three-bedrooms; that high-quality outdoor space be included; and that the commercial space be used as a community facility, not a restaurant or bar. A developer already presented plans to community board for the site in advance of the RFP’s issuance, saying that a development with 60 units could feasibly be built there. When this project is eventually built, it will be very close to another affordable development, the high-rise building going up at 11 Broadway by the Williamsburg Bridge.
