Yes, you’re right. i actually care very little what direction the market is going the next year or two and just love real estate…talking about it, looking at the HOTD porn (or not), etc, etc, etc. I think 11217 is mosatly that way as well.

When 11217 makes his inevitable return, everyone should just agree with all of his comments, in the most syrupy exaggerated terms possible.
That would really piss him off (if / when he realizes), and be more fun than actually arguing.
