Hey, Rob, don’t worry about the bad credit. If you change your ways and let some years pass (seven, tops, but sometimes as little as one) you can bring your score up enough to qualify. Also, re the down payment, you can put down as little as 3 percent if you get an FHA loan. But sometimes coops in NY have unpleasant requirements of 20 percent or more. Condos don’t. If you can save something, I’m sure you will be able to buy something. It’s a really good idea. Either that or rent control/rent stabilization.
I stayed at YMCA’s back in the day, and believe me, they were NOT gay bathhouses. Prim and proper and CLEAN. I did not stay at any Y’s in NYC though. They may have been very different.
