  1. snappy, yes. I remember about a half-dozen requests to tell us what happened. I cannot imagine that he was slapped with a court injunction to not speak on the issue, which would be the only excuse I might accept (actually, given my disdain for the legal system, maybe not even that ;))

  2. Wow, Denton. So, did the letter from the buyer help sway you or were they simply the highest bidder? I think it would be nice to get a letter from a potential buyer. That could especially be useful if you have a home full of period details you’d like to see preserved and you are concerned about whether the buyer would be gutting it or looking to sell it off to a developer.

  3. “Denton, did the underpricing also move the co-op super fast?”

Snappy, I think it did. Brokers are very good about telling multiple bidders that there are other bidders who really want it.

In my case, not only did I get over ask I got a very nice letter from the buyer explaining why I should sell it to him!

But those were the good ol’ days for sellers (3rd quarter 2007). Don’t know about that now.

  4. “To date, Brownstoner has resisted being a shill for the industry which I commend.”

Really? I’ve always gotten the impression this was very much a pro-development site, although it has always rightly blasted the cutting corners, really ugly development. Hence the realtor/development ads…..can’t completely bite the hand that feeds you.
