Should look familiar to some PLUSAs. Was house of the day about a year or so ago; back then it was a $3.75M, subsequently lowered to $3.6M. Went into contract after a few months, and was recorded in August at $3.45M.
$500K appreciation in 8 months…I just plugged that into Excel, and if some *rob*head comes along to bid the ask and they close in June, the annualized ROI would be 16%.

Did you all know that Larchmont is basically a French ghetto? There are 10,000 French there, a substantial portion of the town’s population. There is a lycee where expats send their kids to school.
