  3. hear ya (awesome that you’d eat the cost rather than make them pay) – but oftentimes douchebagginess doesn’t show up on background checks.

    True, but if they get past the usual employment, credit, criminal, last three landlords check…..and I meet them…..then that is what I pick up. I have a pretty good sense of douchibagginess.

    I am really proud of my relationship with the two different tenants. I told them basically — this is how I live. This is an old brownstone. I take good care of it. I’ll take good care of your apartment. I want you to be warm, comfortable, happy here. I want good vibes because this is where I live. I won’t bother you at all. You tell me if anything leaks or sparks, if wildlife gets in, or if you have any problems and I will take care of it right away. You don’t put stuff in the hall and pay me on the 1st. Everybody is happy.

  4. M4L – I did not use the lawyer court route. My method has not been mentioned on the board, but it was effective. Three months back rent paid within 4 hours of my conversation with the tenant. I had the conversation without back-up.
