Adam…$1,100 to 1,400 with the upper end providing basement storage, access to W/D and access to yard. Mine has all that and I charged $1,200 but could have charged a bit more. They are such good tenants that I cut it to $1,150.
Make sure they get their tenants thoroughly screened…credit reports, everything.

The Filene’s basement theory is that there’s lots of ugly stuff to sort through but you occasionally find a really nice piece and it can still be at a bargain price.
In fact, just a month ago, I came upon a place that has a gaggle of hustlers and a few of them were quite nice, accomodating and hot at a very cheap price. I don’t know, maybe it’s the economy.
