  2. “the prime areas in the 90’s”

IMO, this is not prime BR, unless you live in an apt on the water [ahem] 🙂

“I’m getting is the prime areas in the 90’s is quite expensive (on a psf perspective)”
    WRONG! I’ll explain.

Depends what you’re looking for. There’s a wide varitety of housing in BR. We gots everything!

Low – Mid 70’s – more buildings and attached townhouses. Anything below 3rd ave to the water (owl’s head area), on hot summer days you will smell the sewer plant.

Mid 70’s to mid 80’s – Below 3rd ave to the water IMHO is prime BR with freestanding homes, mixed with townhouses. These are the $$$$ houses. 3rd ave to 7th, also a mix of homes, low buildings and some nice townhouses.

Mid 80’s to 90’s – below 3rd ave, the homes aren’t as grand as mid 70’s – 80’s, smaller homes and more buildings.
3rd ave and to the water is nice and very quiet.
4th ave to 7th, in the high 80’s and above has a hodge podge of schlock. I personally don’t like it. Lots of new developments, not not in a nice way.

Prices are all over the place, depends what you’re looking for.

    2 bed co-ops 325 – 450
    2-fam limestones – 799k – 1M
1 family semi or detached (3 bed, 1 bath, shared drive) – 799K+

    “becoming a more legit alternative”
