blowfish, what I’m seeing is that there aren’t any “renovated” or nice places with all the architectural detail intact. Lots of stuff that’s been carved up and in need of full mechanicals, some of which may be a value.
yesterday’s HOTD was a perfect example, beautiful exteriors abound here but once you get inside, disasters. When I was looking that was the case as well. i almost threw in the towel because I wasn’t finding any nice interiors, then I found this one which has a pretty spectacular yard as well because there’s windowless walls on the left and the rear and the southern exposure is open to other yards but there aren’t any yards behind any of us on this block…seclusion & privacy.

thanks Leg. its actually for my backyard, I got some numbers of contractors, but was encouraged by some recommendations here to just get laborers to help me do it my self. i know it ivolves excatvating, putting down sand, etc., and other than that i don’t know squat. did your first contractor mess it up? i imagine that backyard can be done sloppier than sidewalk.

DIBS, good point. i did notice that. so i guess you really have add about $200,000 to the purchase price for reno, to get an idea of the house’s cost?
