    Darn, I had a good response to the zinger, courtesy of my seven year-old nephew of course (who is, by the way, two years older than ExTex’s joke writer), but just seeing her shake in her boots at the mere prospect of my comeback is enough for me.

  3. etson, I think the idea needs to be fleshed out more than in the thread, but the general idea of buying into a building up front (assuming you have the cash) in exchange for a discounted purchase price and decision-making on layout, fixtures, finishes, etc., with a “developer” fully responsible for construction, intrigues me.
