wasder, it’s not really that bad. Mrs C really likes it and it works well for us. I think it’s more a case of knowing a lot more about brownstones and things to look for / ask about / be interested in, etc. I sure have a ton to learn, but I know much more than I used to after 2+ years on this site (even if I do spend most of my time in the OT these days).

I read about that earlier today MM. Completely outrageous! Does anyone know if there is some archaic law still on the books that permits him to do such a thing??
I’m making batches of brownies today that’ll be sold in a bake sale tomorrow to help raise much needed funds to get some more cats in my area neutered and rabies vaccinated.
