I agree with benson. Upstate is really an economic wasteland. There may be pockets of strength, maybe Rhinebeck or some other places but even Albany is no place for investing. It never has been.
isnt upstate NY basically ALL section 8 housing now, benson? do you guys know that the NYCHA actively encourages familes to move upstate to troy, skeneckedy, etc with their section 8 rent vounchers? it’s mad ghetto-ville up now.

I wouldn’t recommend investing in income property upstate. Upstate NY is an economic basket case, and short of a miracle in Albany, will remain that way. I have a cousin who owns income property there, and half his tenants are in arrears.
I am also interested in buying investment property. Let’s talk at the next ‘Stoner get-together.
Finally, if you are serious about investment property, I recommend that you look at the night courses at NYU’s School of Real Estate. I am taking courses there right now. In particular, I highly, highly recommend that you take the course entitled “Real Estate Financial Analysis” and the section taught by Ciro Trotta. Mr. Trotta is really a shrewd guy AND he is witty and funny. He is so good that I wished his class ran for another 8 weeks.
