DitmasRenter, it’s hard to say. According to my brief unscientific survey of craigslist, two bedrooms in Kensington & Ditmas Park vary between $1400 and $2000. But you’ve got all that extra space and the porch, and you’re close to Cortelyou Road, so even if everything is old, I’d still say $1775 is fine – but no reason not to go for $1650, you could make a decent case for that as well.. Even in this economy Ditmas Park’s amenities have been improving, and there are three more businesses scheduled to open on Cortelyou. You’re also right around the corner from me, which has got to add some value 🙂
ditmas i think the people negotiating rent DOWN is a bit of an urban legend these days, i think the best you can really hope for is no increase in rent, or a minimal increase. the cost of everything is still skyrocketing.
Resident Ditmas Parker here, awake and at work. I have a question, I am currently trying to negotiate down my rent from $1775 to somewhere around $1650. I live on the 2nd floor of a 3 family house, apartment has 2bedrooms with office/walk in closet space off 1 bedroom; eat-in kitchen w/approx 20×3 porch off of kitchen. Everything is old, kitchen appliances, bathroom, floors, etc. I couldn’t guess on the square footage but both bedrooms are good size and living room fits a 2piece sectional couch. I am trying to determine fair market value and don’t think it is worth the $1775. Oh yea, location is E.8th st and Cortelyou road. Am I way off base here?

rob is correct. The variable costs associated with a landlord providing an aprtment, real estate taxes & utilities, continue to rise.
Depending upon the area, there is increased supply but that is not occuring everywhere.
