This Bed Stuy baby’s a beauty but it’s pushing the envelope price-wise. If you’re a believer in the long-term Bed Stuy story, though, this could be a wonderful place to grow old in. To be fair, the 5-story, 5,700-square-foot mansion is less than half a block from Clinton Hill, where this would probably cost another $500K. It’s hard to tell from the limited photos what the interiors are like, though the kitchen looks recently remodeled and the listing claims lots of original details. Anyone seen it yet
Gates Avenue [Corcoran] GMAP
I am pretty familiar with all the listings that are in the area. I will further check out Gates and Franklin Ave. I am very interested in seeing the quality of work that has been done in the house. At the price tag of 1.5K I would hate to invest an additional 100-400K renovating/customizing the house because in its current location it would not be worth it. Currently, there are not enough amenities to warrant spending 1.6 – 2 million dollars for a home in Bed Stuy.
It’s across the street from a big church and some nice brownstones. I haven’t seen any hookers. You’re right around the corner. Go see for yourself.
I’m sorry, I’m not familiar with the Gates block(s) in question. I can understand your issues though with where you are now. BTW, there is another listing on St. James b/t Lafayette and Greene for $1.3 I think with Corcoran. It is a double duplex though so it might not be the layout you are looking for, though maybe it could be altered.
I am actually on Clifton between Grand and Classon (the land marked block between St. James and Grand is a very decent block). Unfortunately there are only 6 Brownstones on my block. The rest of the block is either high-end luxury rentals, co-ops, or low income rental units. At the moment Corcoran actually has 2 listings (the garage/lot for 1.795 and a brownstone for 1.3) on my block and I only think that things will get better. I like my current location but the constant activity is very unattractive. I took a risk in 2003 when I decided to invest in the area (knowing exactly what I was getting into) and so for it seems to be paying off. However at this point I will almost do anything to get away from the element surrounding my block. Even though I do not want to go through the pain of renovating again I am willing to entertain moving to another brownstone only if it is absolutely worth it. The description of this house definitely fits the bill from a space perspective but I am still shaky on the location. I have herd that prostitution still exists on Gates and Franklin. Do you know if that is true? Also, there are a few buildings on this block (actually 1 right across the street and adjacent to this house). Do you know if these buildings are low income housing or privately owned buildings that have market rental units? A mansion right across the street from low income housing is not a good look at the end of the day.

I know that corner and understand your concern. It’s a nice looking area though, and I think that Corcoran is selling a large lot on Clifton between Grand and Classon with garages on it to a developer. Might want to hold tight and see how things shake out. Your block (landmarked between St. James and Classon I believe – see Corcoran ID 793118 on http://www.corcoran.com – listing for $1.795MM) will only get better in my opinion – especially if they put decent condos in on that lot. Then again, the Gates house looks very nice. Maybe you should walk by and get a feel for the surrounding blocks?
I live on Clifton and Grand. The corner is a real hot spot. Allot of hanging out and police activity.
If you live in Clinton Hill, why would you consider moving into the Bed Stuy border if you’re motivation is a better block for children? This does look like a nice place, but where in Clinton Hill are you that would make you want to move because of your neighbors?
Does anyone know if the electricity and plumbing has been upgraded for this home? I live in the area (aprox. 4 blocks away in Clinton Hill) and I am very curious to know of the condition and history of this house. From the pictures the house looks beautiful but I am unsure if the location is a fit for my family. My wife and I grew up in Brooklyn/Bed Stuy I have already invested my blood sweat and tears into a beautiful home (nearly a 2 year renovation project) to call my own but do to my neighbors I often contemplate uprooting my family to a better “Brownstone†block while not compromising my location to the city. Does anyone think that this house is worth the price tag Or does anyone know of a house with comparable stats in the area? My wife and I do not want to live with tenants and are very attracted to SPACE & high-end amenities. Any suggestions?
